KC Metro Multifamily- Experiences?

Looking to hear what experiences others have had as owners of multifamily properties in the Kansas City metro area. Owners of duplexes, triplexes, fourplexes...what areas of the metro have you had the best luck in having both quality tenants and quality properties while still maintaining positive cash flow? Thoughts on South Johnson County versus Wyandotte? Kansas side versus Missouri side?

@Cole A.   I'm using William Robison (816) 804-1226.  Most of my properties are in C neighborhoods, and he seems to have a good feel for maintenance requirements vs cost.
