I would try to locate a "skiptracer" that manually searches EVERY lead you send over who wont just run it through a batch skiptracing tool and send over outdated phone numbers and data that you cant use for you business!

I also need to be able to track the results of the direct mail campaigns and keep notes on conversations with sellers, set reminders for follow up calls, etc.I guess what I need is a CRM that can do all of this in one.

Sure you can run comps first based on asking price to see if they are even in the ballpark but without knowing what it needs in renovation cost you won't be able to evaluate it much further. also this gives you a negotiation tool if you know how much the rehab will cost, you can tell the seller why your offer is lower than their asking price
