I think that was a long way of saying that you have to use this rule geographically depending on the market or you are comparing "apples to oranges".

Here's my analogy - "Robinhood People" - we "the small guy" kicked hedgefund's a**Robinhood users - 13 MillionAvg balance - $10,000Robinhood Pot Money - $130 Billion that's enough fire power to take on any stock and any hedge fund out there - the crowd decides the rise and fall of any ticker symbol - definitely risky but it has opened up a new equation in the stock industry.... and these mushroom groups in reddit and webull forums are going to shake up the stock markets...and yes the COVID + stimulus checks played a factor as folks were sitting home on thier apps - load up Robinhood with $600 stimulus check and Fire up :-)

It seems like at least in the short term there will be issues, although I feel hopeful about the coastal areas long term due to high tech jobs.I see google, Amazon, Apple and others building offices in the SoCal area, so high paying jobs will tend to drive housing.

Folks in the restaurant or app industries now for example, are experiencing a lot of volatility and insecurity with their job.

Apple, Oracle, Google, Amazon, Samsung, you name it they are putting billions into Austin. 

Ignore him and keep his app. as proof he disqualified himself by not completing the app.

We’re also all familiar with the incredible economic growth happening locally, with recent moves and expansions from companies like Tesla, Oracle, Samsung, and Apple that area really only the tip of a much larger economic iceberg.

Sometimes you may have to use additional skip tracing apps to get additional contact information on the owners but most of the time it gives you all the information you need.
