After having a local friend check out both properties, I'm ruling out the first one because there are plenty of similar properties that need less work, and the discount is not enough to take on the minor rehab required from the foreclosure as well as the headaches associated with the tenants there.

you would have to discount the rent steeply from market to get a taker, and then the applicant's quality will be pretty low.

And the rates are definitely cheaper than if you went for the same coverage from say state farm, etc.I'm guessing that I'm getting a discount because of the number of properties I have and maybe there's some mitigation of risk with that?
