South Florida Realtor here (palm beach county) - Most of the apartments wont qualify for a first time home buyers / FHA situ and you will have to go conventional.Also the reserves might not be there for a low DP either.The deals unless you find an absolute gem just aren't here.a current property I have - 15 via de casas sur, unit 104, Boynton Beach - currently selling that after a rehabbought for $145k - totally in it for $190k - should sell for 210k (and would rent for 1800-1850 but has a $370HOA) the opportunities are here in South Florida but not often with a condo or townhome as the HOA's kill the return.

I’m saying this as someone who lost money on a bad deal 3 years ago but can say my greater regret is not going after it, but, not going after other deals and suffering the investors worst possible loss: opportunity cost.

Once you move, your net cashflow should be high enough to where you have money flowing into your account every month and hiring a property manager wont break the bank.

What we have seen are a combination of “helicopter monies” (stimulus checks, extended unemployment, loan/grant programs) and relief programs (relief for COVID treatment costs, renter relief programs) all of which have helped to keep the economy from collapsing and have prevented many people from suffering.

Although I was pleasantly surprised at how easily I got approved for a loan the first time (on my second bank with a 9% interest rate) I have a suspicion that it wont be as easy the second time.

The only downside of cozy.co is that they pay on the 5h and they don't have money in their bank account, then you wont know until the 9th or 10th that the payment didn;t go through....
