There are a lot of options for DSCR programs, but only a few that do very well with short-term rentals.

Providing this in Tampa, St Petersburg, and Sarasota Florida, as well as in Certain areas of Tennessee. 

The FHA / HUD  listed properties , shows  (  Insured or Un-Insured  ) next to a property , as well as a Report showing the property condition , as well as any repairs that are deemed " Mandatory " to be fixed . 

It's a cool idea but run the numbers in the BP STR calculator and see what the difference in the income is as well. 

However, a well-drafted Purchase & Sale Agreement will include provisions that contract is valid and applies to all heirs, beneficiaries, and successors in interest.Of course, you’re still stuck with having to satisfy title insurance requirements that I’d expect needs to probate this estate to pass title to this asset. 

If commercial properties, you can seek loans from small local credit unions and banks that base it off of the debt service coverage ratio and regularly provide loans in the 7s.You can also seek commercial loans on residential properties as well.

well, you do of course and yes, even if your DSCR lender does not pay to report to the credit bureaus. the credit report is not, nor has it ever been the arbiter if you have a debt or not nor is it the only way the an underwriter will see that you have a debt.)
