It is the University of Dayton, they have done a lot of re-vitalization down around the river and stuff too.

There was a Management Agreement in place that was specific in the duties and responsibilities, of the manager.

"A landlord has a duty to mitigate his damages".

In states that follow traditional premises liability laws, a property owner has a duty to all customers who enter the property to conduct business.

That's actually vital information when talking about risky financial moves I guess. 

As an agent for my client, it is my duty to advise them to the best of my ability.  

As an active duty service member I would recommend trying to use that VA loan, you can use income from other units to qualify for the loan; get a 2 to 4 unit property, honestly in San Diego it will most likely be a 2 unit.

This agreement should set-out not just the responsibilities and duties of partners / shareowners during the "good times", but should also lay the ground work for how a partner/shareowner may leave (or be pushed) - who has the first option to buy our the interest, can it be sold to an outsider (and does that required majority or unanimous approval of the remaining partners/shareowners), etc.  

The bigger firms often require desk duty but they have great training programs and when you do desk duty you get more leads and more business just by answering the phone!
