security deposits
Looking for advice on how more experienced landlords handle this situation. I just had tenants move out and left the unit filthy. No real damage, just very dirty. We spent four hours last night cleaning. To start things off, they broke the lease. They did give 30 days notice, and I was able to fill the unit immediately. What is a fair fee to charge for cleaning, Looking for advice and different perspectives.

In any case where a landlord has excessive cleaning, painting, repairs beyond normal ware and tear they need to be extra cautious in using the deposit. My advice would be, in any situation you may be concerned the tenant may challenge, always use contractors to do all work necessary. Do not do the work yourself. Bills from contractors for work completed will be the best evidence in court. Anything you do yourself is subjective at best and you will rarely get the amount you ask. Judges like to compromise.
