Just a few things.I would encourage you to get professional photos done, they make a huge difference.

The interior only needs paint as the property was rented at $1100 in 2016 per MLS so it is a clean property(I have over 10 photos of the interior and they were taken last month).  

I found out when I got an irate phone call accusing me of stealing the photos of unit 2 for my listing!

Apparently the prospect sends photo of their ID and the PM texts a code for entry that is good for a 30 minute window.Has anyone ever used this?

Your attorney will need to see your contract with the GC, photos, etc. but keep in mind that as much as it may suck, it may be easier to pay the GC and get a final waiver of lien so he doesn't file a lien on your property that will keep you from selling the house down the line. 

Always face-check photo ID on the tour.

I take that and adjust my numbers up and down based on a photos.

All this and for years we had keyless entry , it was an unlocked door...
