Your slipping. Isn't he answer between $1/SF and $1000/SF. As a rough estimate anyway?

I agree there is no easy way to throw a $/SF at a rehab. I use the roof example.

2000 SF colonial with a basement garage.

1000 SF ranch with a hip roof and a detached garage.

Your general $/SF would say the colonial roof costs 2x the ranch. The truth is the ranch is probably 2x the cost of roof than the colonial.
