After getting a property under contract, the buyer has an opportunity to “look under the hood” and negotiate with the seller before fully committing to their purchase.

I then do the REAL negotiating and get the seller to commit to a contract and give them a deposit. 

Options 2 & 3 will eat up more of your time short term and #3 will be a long term commitment.

The last check I mailed to them in November was returned to sender as undeliverable by the USPS.I am empathetic to their situation, but I want to make sure that we are dotting our i's and crossing our t's. 

I'm not exactly sure what that means, so I'd like to get some professional advice before I commit to anything!
