Costs were higher on this one because we hit a bunch of CapEx items - new roof, new HVAC, new deck, vinyl plank flooring throughout, new appliances - plus we had some unexpected big-ticket items - had to rebuild a chimney, for one and also build a foundation for an addition that hadn't been done properly.

(Or a multifamily) we are wondering about trying to make our offer standout in the San Francisco bay area by including two tickets to Italy in the offer( the sellers are super artsy)...Is this a crazy idea?

at least cover HVACs, hot water heaters, and some big ticket items.Not everything is covered.

Otherwise, we've got a support ticket in the system and should have this rectified soon.

As the landloard of several properties, it seems everytime we get in the black a big ticket repair needs to be made. are there any ways to cut down on these unexpected repairs, such as home repair warranties?

Okay, what do you experts peeps think of this: I mailed 1600 absentee owners 1 round... but I am thinking that I would expand the geography and mail out of state only to have a more targeted list...

This is a business, I can not build a good reputation by backing out on deals via escape clauses. ( I see them as a second round of negotiation).
