As the landloard of several properties, it seems everytime we get in the black a big ticket repair needs to be made. are there any ways to cut down on these unexpected repairs, such as home repair warranties?

You need to adjust your thinking. These repairs may occur irregulaly and without warning, but they are not unexpected. Repairs are just part of the cost of owning rentals. New investors tend to disbelieve the "50% rule", but that's just the reality of the situation.
