A fairly common way that self-managing landlords handle this is to create a company that provides services to your properties.

The cost to evict, in terms of lost rent, vacancy, turnover costs, plus the work involved to secure a new tenant who ON AVERAGE will be WORSE than the one you would be evicting sounds counter-productive.

Not even up for debate.... bye Felicia....I would not renew and unless required by law in your state I would not provide a WHY....providing a WHY only opens the situation to a rebuttal and attempt at persuade you to change your mind.

Vacancy control prohibits rental housing providers from adjusting rents to market rates when a tenant moves out.

Provide them whatever terms, etc the note will be held to.
