The eviction lawsuit is a permanent mark on her background and probably prevents her from being able to rent anywhere decent ever again...I would consider a couple of backup plans if she refuses, like getting a lease in place...do some more research on squatters and squatters rights in Ohio...its horrifying, but valuable to understand the process.How long has she lived in the home before the sale?

If you delay the payday, you could still conceivably do a tax deferred exchange down the line, but again, that can put pressure on you in some markets that have tight inventory...this only delays the taxes, it doesn't prevent you from paying them.

Their mandate is to prevent evictions. 99% of the tenants taken to the board by landlords are welfare or low income, 99% of the tenants that take their landlord to the board are welfare or low income.

Account Closed Tenant took down smoke alarms. What is my risk?

I'm going to email all 3 of them about the smoke alarms (and the furnace filter, because that was completely clogged today when I checked) and quote from the lease, issuing a formal warning, and will replace the alarms with 10 year batteries as soon as they arrive.

Your 30k profit would show up on the hud, on the buyers side, as a "___fee" some buyers might not like to see that.Simultaneous close would prevent that.
