NJ- Eviction Moratorium and Moving Into Home
Hello everyone,
I have been a landlord for 4 years and always appreciate the advice here. I finally made an account but I'm stumped at the current situation and definitely could use advice now more than ever.
I have a single family home in NJ. Have been renting out to a family with children for the past 1 year and 6 months. I vetted their history as standard and no red flags came about aside from them being private contractors. Rent has always been paid, albeit late. Then comes COVID. No rent since March 2020. They requested to use security deposit for 1 month and basically had to do that as it became the law here. Eviction moratorium prevented me from taking any action at all.
I'm in the red for nearly $30,000. They quickly rejected my offer for rental applications, jobs, etc. They won't even let me into the property citing safety. Last time i went, there were significant damages to doors, lights, gates, walls, ceilings, showers, etc. that I did photo. My family is growing and my mother has been fighting cancer in her own home with my dad, as they live alone and have been for years for their own privacy. However, I am about to be a father and our family is dead set on living at the rented property together.
I contacted my usual LT lawyer and he says that there is a huge gridlock currently. Has not processed a single case of eviction for months. Is everyone else in NJ having the same experience? I would like to evict based on damages to property (3 day notice) and my family and me moving in (2 months notice). This eviction moratorium literally is undoing many years of me being responsible, saving, and trying to be a go getter. Thank you for all your inputs.
