So many factors go into it with national, versus regional, versus local tenant.If a tenant rep broker brought me an A investment grade tenant signing a 10 year primary lease with good terms to me the landlord then of course I would be open to paying  a premium fee.

Therefore I need to get into those units and renovate to earn those premium rents and the faster I can execute my business plan and double the NOI of this asset the faster I can force the appreciation of this property and increase the valuation and complete a cash-out refinance and get my capital back ( 70k down payment and 80k of repairs) which will then allow me to re-deploy into a larger multi-family asset.Apt#2 will be complete on 1/15 and i have that already pre-rented to an existing tenant and when they move I will start renovations on their old apartment.
