Some people think that it's a meritocracy, so smart people can predict it.

Don't want to predict market crash, don't want others to predict crash.

I predict we will see things in 2024 that this country has never seen.

Look at the pics, see what features/amenities they offer, plug in dates to get their nightly rates and look at their calendars without dates to get a general idea.You will never get exact on your predictions but you can get a general idea.

I received a predictive analysis which outlines a potential for $260,000 in bonus depreciation for my $1,425,000 property.

I haven't had to flip the tenant yet, maintenance/repairs is pretty predictable, and I did a lot of capex stuff when I bought it so that gave me some time to save a less on that one (5%).

(Also, I should note that it would be almost impossible to predict how much rents will be in two years, taxes, etc.) 

As you complete more projects and gain experience, you may be able to better predict expected costs for different aspects of a renovation.Best of luck to you!

If you want to continue self-managing it will take some effort but you need to be clear and predictable with the tenant and never deviate from the lease.
