Looking to get into STR properties near the ski slopes. Looking to see what the occupancy rates are and if most people are covering their investment? Thanks for any help

Hey @Ben Ruhl I hear ya. So what I would do is take that AirDNA data and put it to the side for a moment.

I just took a quick look at VRBO to check the number of places (300+), their average nightly rate and occupancy.

The main size of places is 2 bed 2 bath. There are others like 4/2 and 3/3's but 2/2 seems to be the majority of places.

The average nightly rate is around $160 a night. There are outliers of course. The farther away from the slopes the lower the price as is to be expected.

Occupancy is all over the board. The larger places show their calendars to be more full. I would expect that as there aren't as many available. There was one 4/3 that was quite reasonable at $240 a night that was 300 feet from the slopes. Their calendar was over 70% with strong summer time as well.

So that was just a quick rundown on VRBO. I would compare places that are similar to your criteria for purchase and see what they are doing. Look at the pics, see what features/amenities they offer, plug in dates to get their nightly rates and look at their calendars without dates to get a general idea.

You will never get exact on your predictions but you can get a general idea. The biggest driver for occupancy is a quality place with great service.
