Potentially ruining your reputation with the brokers that bring you the deals because word travels fast and you might get a reputation for being a guy that gets deals under contract, but then not performing.

@Nick Liu if you were to sell, I would recommend doing a 1031 exchange, however, I would always be reluctant to see a performing cash cow that has a long history of success.

Personally if in your shoes I would rather make him an equity partner vs fee based, or pay on performance such as 10% of rents collected, something that is win-win and loose-loose based.

I have some handyman skills that allows me to perform a lot of maintenance tasks as well. 

My prediction...As the country wakes up and comes back, May will look similar to April's performance. 

This also gets 20% off any work they have to perform if there's an issue.
