Our thought is, we live near several clinics in the Hudson area, why not try to rent by the room to medical-type students looking for housing during clinical rotations?

The problem is their credit is low in 500's so they are having a difficult time with the applications at many rentals.The backstory is husband is a 10+ year Marine veteran injured in Iraq who retired due to those injuries and his wife had cancer the Military hospital was unable to care for his wife so to save her they took out massive loans for the medical bills.My heart is hurting for this great family and I’m trying my best to help.

You could however rent it out for about a year then that would qualify it so long as the next property you purchase you intend to use for investment.Even if you don't qualify for the primary residence exemption, there are a few exemptions for the amount time you have to live there (if you have to move for work, medical reasons, you're active military).
