Does the landlord have to be present in court to testify?

Hi there - I'm an investor new to the Indianapolis Residential Market and I was looking to network with active Residential Investors.

It seems that the tenants produced what we consider "sweatheart" leases signed days before the auction at below market rates.  

Placing such trust in me in this town where 1) I want him to bring more such deals to me 2) have a reputation in this market to maintain makes more sense.

As a general rule, it's best to learn how to handle problems before they become problems. make a list of the potential problems you could face as a landlord: rent rates, marketing, collecting deposit, late rent, unpaid rent, abandoned rental, early lease termination, unauthorized pet, etc.

Buyers now need legal representation before they can see a property with an agent and commission will no longer be advertised (In the Greater Cincinnati market it will still be standard for sellers to pay buyer broker commission)I wanted to ask everyone who sees this, how are you changing anyway you are doing business (if you are)?
