I have 2 more friends with me, we recently graduated from university and after seen the current market for the jobs we have decided to move forward with this and we have plans to be low cost creative by our food, offers and social media.Currently I have no plan for the employees as I will be running and managing the store by myself.

We've considered home equity loans, HELOC, even credit card with high limit and 0% interest for many months.  

I would like to find a lender who can approve me based on the property and what it will bring in monthly as a rental rather than on my personal finance and credit. 

This means the interest rate gets bid down to al low as 1% and the price of the homes is bid up to an amount higher than you can sell it for.  

I would probably keep the other house regardless of what I do because of the low interest rate.I am now wondering if I should hire a Qualified Intermediary (my realtor calls this an "Accomodater") so I have the option to buy a one level rental, stay where I am at, and if in the future I am unable to live in the two level home I am currently living in (our second home that is my primary residence), convert the rental to a primary residence.

@henryClark  owns property there and is up to speed with most things Belize.I was just down there in Jan. looking at some government sponsored low income housing where there were capital needs.

Be careful calling multiple lenders because loan officers are trained to get you into an application and pull credit.

No thought to the destructive nature of what a low rate would cause. 

Found lots of properties that might be in need of rehab for a relatively low price which seemed like a good deal to me.

I don't care what the cheap, low barrier of entry investors tell me.
