If you did not collect the Security Deposit, you should not be so quick to return any monies at this point.No refunds should be made by you to the tenant until the tenant has moved all their belongings out and returned the keys to you.

The best advice I have is to try again but have your agent work with the selling agent to make sure notice is posted that she will be entering and that she has a key.

I researched several turn key companies when starting out, and went on the buy list with one of them but every deal was at least 10k over value for the area so ultimately I just purchased a duplex from MLS and just on board it with a PM.
