There's new regulation that prevents PMI from being removed after 5 years (if you have a FHA loan under 20% down payment).  

I am in the Army and the entire 4 years I was gone we had rented the house out and it rented for $1,000 dollars a month every month we were gone so we know it will rent; however, my mother in law who does a little REI herself and has lived here entire life thinks the neighborhood direction will prevent the house from regaining its value.  

I feel like there must be some laws or zoning regulations that would prevent the seller from doing this.Who is really responsible here and what is the process to clear up this situation? 

In the deep South, I would recommend a PM (Preventative Maintenance) service at least once a year. 

Came across this article the other day showing a landlord that lost thousands of dollars because some squatter occupied his vacant rental property:http://whotv.com/2015/07/14/landlord-loses-thousands-of-dollars-to-get-squatter-out-of-rental-property/This is a horrible horrible system where no good people like this squatter can take months to evict resulting in lost rent.I'm at a loss as to what this landlord could have done better to prevent this.

While certainly not unique, my strategy to crush it in the SFR space is to be highly organized, have a time-tested workflow process and an experienced staff to implement it.  

This is important to do to prevent urine from making it's way under the toilet where is can develop into a real unsanitary mess.
