What took me so long, to start investing in Real estate???

Good day everyone, 

I am novice investor, new to BP. I am still asking myself, what took me so long to start investing in Real estate, but I guess things are meant to happen when they are supposed to. I just finish reading a book "The Beginners Guide To Real Estate Investing" and also another on Tax Lien investing. I know there will be many more books I will need to read but now I am very excited and I want to get this going. I am currently interested in flipping and then move into renting. I would appreciate any information, that anyone has to offer and I would most appreciate the information that can prevent me from making the costly, sometime common mistakes.
