What took me so long, to start investing in Real estate???

Good day everyone, 

I am novice investor, new to BP. I am still asking myself, what took me so long to start investing in Real estate, but I guess things are meant to happen when they are supposed to. I just finish reading a book "The Beginners Guide To Real Estate Investing" and also another on Tax Lien investing. I know there will be many more books I will need to read but now I am very excited and I want to get this going. I am currently interested in flipping and then move into renting. I would appreciate any information, that anyone has to offer and I would most appreciate the information that can prevent me from making the costly, sometime common mistakes.

Ha, just gotta say when you are first getting started its like drinking water out of a fire hose.  

If you want to know about mistakes, just follow me around for a day or two, I make plenty of them...
