Go with @Scott M. suggestion.You can't force tenants to do everything exactly how you want.

You would have to force it, ... like by asking them to visit your social media accounts.Instead, if you did PPC, Facebook ads, SEO, Content building, Build a Website with that money, your traffic is pretty much forced to see your web-presence, your authority, your professionalism (if your website is awesome) ON TOP of reaching people asking them if they want to sell... in fact with these venues you don't even need to ask them if they want to sell their house.

I did not bother calling around, because I trust these guys, and I am sure other companies have similar work force issues.

You need to be smart when analyzing a deal, but once it makes sense, go full force.

I've got several properties under my belt now and recently transitioned from my career in Finance in the Air Force to a full-time real estate investor and agent in SoCal and the FL Panhandle.

Don't force deals but you can find great deals that 6 months ago would go over asking price.

There is also an area across the river on the Illinois side, which has an Air Force Base and is within 20 miles of St Louis.

Given the higher payments, some homeowners may be forced to sell and take what little equity they have left. 

They say cash is king but does that hold out in a high inflation environment that is forcing a strong seller's market into a sharp 180 degree turn into a buyer's market?

If this isn't possible, then go onto the next deal...and don't try to force it, and above all, don't negotiate against yourself.
