As a first-time investor I've been hemming and hawing about how to get myself into the game.

The property will sell you and you guys will split the money in some way and then you can get back into the game once things clear up.

I am a licensed General Contactor in the city of Indianapolis, after being in charge of over 50 successful flips, I want into the game.

I have sent out out some direct mailings and believe its a numbers game although its probably not inexpensive.A great way to start and build a relationship with follow mailings then a phone and/visit to solidify relationship after five/six monthly mailings.

How is this even fair at the late hour in the game? 

So, on one hand, using your VA loan right off the bat can get you started and in the game.  

I'm technically not raising money from other investors although my parents would have "skins in the game" as their asset will be collatorized

I'm 45 and late to the game but I am biased toward action, very self-disciplined, and highly motivated to build a better future.

If you develop a relationship with different types of people in the investment game, they may think of you if they come across something that works for you, but not for them.

I had an extremely horrific experience with a condo I owned that was managed by CAMCO management (google to see my review) and therefore, steer clear of any complexes managed by them or anyone affiliated (I recently heard the owner of CAMCO passed away and his daughter opened a new company.)
