In the long run, those areas are much better investments, but the first few years are typically pretty tight and as properties appreciate and rents increase, those "okay" deals become grand slams over time. 

I have been trying to break into the residential space on my own by driving for dollars, knocking on doors, sending letters, and cold-calling lists of vacant, pre-foreclosure, and tax-delinquent properties.

I'd suggest you continue on that path and grow your profitable doors until you gain other skills/knowledge in construction and rehab. 

Outside of figuring out some other creative financing we think it will be about 6 months and we should be ready to hit the ground running.

You could run the idea by a structure engineer and GC to get their opinion on what it would take.

I ran a quick Realtor.com search and found this recent multifamily sale in Ontario - https://www.realtor.com/realestateandhomes-detail/319-E-Park...If most properties are trading along this price range, you may want to run projections for future appreciation using conservative number.

Hey Cédric, fellow Californian here up north of you on the Central Coast.I invest primarily in Detroit (12-doors there), but I'm also building an ADU here at my primary.You can definitely still do BRRRR deals in Detroit in today's environment but you have to be careful of the team you're working with.There's a lot happening in the Detroit market in terms of investment and revitalization.
