Seeking Associate/Jr Broker Level Opportunity in CRE

My professional goal is to become a "sophisticated investor" and I am seeking any sort of Jr. Broker/Entry-level type role in the commercial real estate world. I have been trying to break into the residential space on my own by driving for dollars, knocking on doors, sending letters, and cold-calling lists of vacant, pre-foreclosure, and tax-delinquent properties. However, given the investor-heavy saturation of Memphis' residential options, my efforts have not amounted to any real results. I have been slowly shifting into the world of CRE and I'm seeking to work under an individual or a team of professionals in the commercial space to learn and grow in the world of real estate investing. I'm a 24 y/o Memphian looking to gain experience in any way I can.
