Other than the legal stuff, unless your lawyer is an active RE investor himself, I would not trust them with all aspects of this agreement.  

It is typically 'negotiators' looking to see if I can "work with them" on some aspect of the rent or security deposit and my response to that is always the same, "Sounds like a low paying job.

Having a license does make many aspects easier.

I guess in many aspects this is true, and there are two good points in the article.

I like private lending for the good returns and and the "no toilet" aspect.

Banks have loan requirements under the Community Reinvestment Act, that Cali requirement sounds like the non-recourse aspect ties to such loan requirements.
