I have had trouble with accurately estimating rehab costs I'm not sure if the best route is to start calling subcontractors and ask for bids on an example house or if I should just get a GC or someone who is experienced in the area to walk properties with me at the start?

You are correct- you can do delayed financing before the six month seasoning period, but it cannot exceed the purchase price and closing costs.

@Steve MilkaThat is correct, you can use the capital gains exemption only once every two years.Also, you can only get the exemption if you lived in the property for 2 of the last 5 years.
