Hi, I live in Central New Jersey - I've invested in residential for a few years now, primarily fix and flip and I'd like to move into commercial: retail, mixed use, etc.

I live in Central Jersey but I am looking to purchase my first house hack in South Jersey because of the lower price points and the price to rent ratios seems to be more attractive. 

Heat is an issue there, so I'm guessing central air is going to be a big deal....just stuff like that.

It depends on the area, but you can expect to get close to market rent +/- amenities your unit has (ceiling fans, fridge, washer/dryer, central air, etc).
