The people who are having trouble selling are mostly asking too much and end up being just another active property on the market.

There are still cash flowing opportunities at current rates and I am closing 2-3 per month for people like yourself. 

That gives you enough margin to work with and make a profit and have the highest # of people looking in that price range since it's closest to the median price point of home here.

Most people don't want to read through your entire listing. 

I registered in Wyoming as many do but just ran across information saying that in order to “conduct business” in NY in having LLC owned rental property, I must now register as a foreign LLC with NY.   

As you know, honestly you want to stay comparable in order to keep great people renting your nice home.

For example, I know of a deal in Reno, NV where all the records were still on paper, and the owners didn’t even know the rents people were paying.When I’m evaluating multifamily properties for clients around the Reno area, I calculate current, market, and proforma rents.

Guests that were liars and left damages and such, but ultimately most people we've hosted were great guests!
