Keep in mind that it is not unreasonable to charge a deposit per pet, I once had a prospective tenant trying to rent a mobile and land and wanting to move in with 15 pets so i told him he would have pay a pet deposit per pet and a monthly fee per pet , so he disqualified himself.

I'm not sure of how well off this community is but the last thing you want to do is piss off a bunch of wealthy homeowners who have money to burn and fight you on principle.I'm picking up a nice deal in an historic district.

The house could burn to the ground the day after I buy it and the insurance covers twice what I paid for it and I would still own the land and mineral rights (which means something with the Barnett Shale formation and gas lease potential that exists even for the smallest parcels in Fort Worth).

Another, and to me more credible analyst, John Burns Consulting, which provides housing data to hedge funds and home builders, also concluded that Orange County/LA/Inland Empire are over-valued (don't recall his view of Austin).
