These sweatshops that only do VA IRRRLs will have a better interest rate than anyone doing purchase mortgages because their operating expenses are so low - VA IRRRLs are barely underwritten, no appraisal, no income calculation, no verification of savings, credit report optional (only time you are likely to be able to borrow $500k without a credit pull!)

I E 40 to 70 bucks a foot to buy one.. can't barely build them for that including land and soft and hard costs.

Account Closed I think this post does a disservice to any new agent reading it, because it will keep them from taking action right now with what they have available.All you need to start is your 2 legs, and some flyers that can be printed by a title company or lender, the ability to face fears, and the willingness to put in a lot of work every day knocking on doors to introduce yourself and talk to as many strangers as possible.

@Sean Dolan a lot of people buy those motivated seller leads to send letters or postcards to them (which cost money too) or to call them (which cost time, and time = money).So if you can advertise to those same seller leads via Facebook so they see your message and your brand and/or your face for less than what it costs to send them a letter or postcard, then why not?
