This goes without saying, but I will say it anyway: I have no problem taking care of the above tasks.

As the owner I can do the simple high dollar tasks they can't without calling in a plumber, electrician or hvac.  

Any good loss mitigator would advise you that if you are willing to payoff the owners mortgage in full, pay the tax and other liabilities that the bank upon being informed of a sale which covers their mortgage will delay foreclosure to allow you to close. here is my advice about the order of tasks:1. get an immediate title search to find out if their are other liens or judgment's or tax liens.2.If their are not: Draw up agreement of sale.

I use a couple of handymen, but it really comes down to the task at hand.

Building your investor list is a constant task and as you do more and more syndication deals, it becomes easier. 

I've always struggled with delegating, from tasks at home to ones in my other businesses.

My main goal as far as networking right now, is to find an investor or lender (both preferably), to whom I can add value by bringing a deal, helping in any administrative task, or honestly, anything they need, in exchange for guidance and investment in my first small multifamily property. 

Is it his responsibility to find a good contractor with a reasonable price or does it fall under my tasks?
