Not to mention (since you're in Little Rock) how you look at economic vacancy between, let's say the River Market and something off of Mabelvale Pike.What's more material for you (and something that's fairly constant) is the amortization table that your lender will use.

I've done 3 deals, my first one I worked alongside a mentor he held my hand through the whole deal and took over towards the end because I still didn't know or had experience dealing with banks, the other two I did on my own where I put up the Ernest and Option money and sent the contract off to title and I didn't even have to do a double closing because both my Seller and Buyer knew from the get-go what I want for providing my services and I'm all about fair deals, I hoenstly see wholesaling as a necessary evil.

Agents are legally bound by their license to be fair and honest, however- keep in mind that the listing agent doesn't work for you, he/she works for the seller.

My opinion is unless you desire to speculate on the Jersey City Housing market, and find that the ~400 loss per month is worth it to have skin in the game, then I would sell.Based on the wording of your post is sounds like you prefer stable cash-flow properties to speculating on the market, but both are fair strategies when properly applied

We have two of everything as a backup like you, extra washers, dryers (gas and electric), stoves (gas and electric), refrigerators, dishwashers, sofa beds, modems, televisions and repair parts for all the previous items.We don't charge a cleaning fee because most of our tenants leave them fairly clean.

It offers everything (rent collection, maintenance, communication) and seems to have a better mobile app than other services, but I don't know anyone with experience using it.
