As an investor, you want to grow your portfolio first wide (number of assets, total property value), before you grow it deep (de-leverage, equity). 

Data generally has a wide angle of a market and lots of averages. 

Nonetheless, this could be a good deal for you and, as @Jay Hinrichs mentioned, a better deal in a retirement plan.Eyes wide open though.

If not, another widely used one is dealcheck. 

Not trying to be a dream killer but there is simply no money to be made in the D.C. no cash flow, no margins to flip, labor either to flip or just hold a property is insane, the money was made years ago, even going forward I see limited appreciation, investing is HARD everyone these days but to the extent there is money to be made you have to go to places that haven’t popped yet.

Because state laws vary widely, my first thought is to talk with a title insurance underwriter in your state to see the requirements for insurable title on a tax deed.Quiet title may not happen "automatically".

I’m assuming you’re talking about mobile homes, like single wides and double wides?  

I think this is going to vary widely on your market.
