2024/2025 Rental Properties outlook (not multifamily)
I keep hearing how rental prices are going down but I do not see it when I casually look at the rental properties.
While multi family and new built luxury high rises might be going down it does not appear to affect more desirable properties that offer more space, amenities, better locations.
I am in South East in a desirable area.
What is your take on rental outlook?

Rental prices are hyper localized. Most every market will have areas that rents are increasing and decreasing. It's a result of supply and demand. In markets where there was lots of new construction like the greater Austin area or Boise area will see a drop in rents. In my area in Reno Tahoe, Nevada there was a slight dip in rents and now most of that inventory is rented and rents have started to go back up. Data generally has a wide angle of a market and lots of averages.
