I submitted my offer last week however he accepted another one over the weekend. 

Looking back it was messy and chaotic, lot's of nights and weekends.

I will be going to visit the property this upcoming weekend and will walk through to make sure that it’s not a complete mess. 

Depending how much you earn you can step up those savings by getting a side-hustle in any part of real estate....working for a top Real Estate office on weeknights and weekends, working for an RE Investor, working for a General Contractor and learning a few skills, etc. 

Would be nice if you get set a baseline for specific days of the week, especially weekends.

I was just on Sanibel Island over the weekend and it will be years before the island is back to normal.

On weekends, late morning - late afternoon (11am-4pm) seems to get the best response rate for me.

Nights, weekends, irrational/emotional clients (this last one goes just as much of owner-occupants as it does for investors).
