Retirement accounts like 401ks take decades to build and are subject to the volatility of the stock market.

I was initially interested in STR and investing down south but that market seems too volatile right now. 

We're a volatile state, so buying at the peak to make a little bit of money isn't worth the equity bath.

Congrats on taking the first steps to actively invest in real estate in the new year - even though we saw some market volatility over the past 6 months, rates have finally stabilized for the most part and have gotten investors excited.

HELOCs on rental properties will be even more rare now because of the market volatility.

@Brian Briscoe and @Brian Burke make great points.The level of risk related to interest rate volatility has added an incredible amount of additional risk to MF investing, and it is a non-linear change.

We normally wouldn't expect to see a ton of volatility in our rentals so I'm not sure how helpful that really is, haha. 

Keep in mind, that these markets (as example) are also much less volatile because of the same reasons...

Places that are more volatile are like growth stocks.
