I think I will just lock it at 70 degrees, and they can open and shut their vents as they please.My spouse would love to put the utilities under the tenants in the larger unit, but so far that has been a major deterrent for prospective tenants. 

In a relationship where  both partners have the same priorities, driven to invest, having a family is not a deterrent at all as they put their investment and family on the same priority level and make it work.

I have a hard time visualizing the target market for a property this big. in Laurel, MD, I have found that large properties with some privacy from the road, tend to attract a certain class that will lease out rooms (and even closets!)

Anything can.If the house is older in a neighborhood that is old.If the appliances are old, windows old and leaking, visual cosmetics are tired looking.How is the floors, electric, plumbing, and even the landscaping.In general, its impossible to know unless you compare properties and neighborhoods.

That way the people from within can visual it clearly.I suggest you start writing your plan and I'm sure ideas will flow as you get going.Good luck
