Investment while having family and kids

Hello BP friends, I've been reading and learning real estate investments on here and through books in the past a few months. As many have suggested, it would be one of primary investment tools to rent while living there (such as duplex or triplex) to take advantage of low interest rate. However, with family and kids (one toddler and one infant), it's unlikely to be of viable choice to us. My wife concerns the privacy and safety. As a newbie to this forum as well as to Seattle area, I'm putting offer on a townhouse as a start. I have a full-time job and am not planning to quit in the future. But, I do look for cash flows as the wife temporally stays home to take care the baby. It sounds like a rental property better fits my feet, with fewer financial tools available? I believe there are people in the similar situation on here. I appreciate your thoughts and experience.
