Growth here didn't go gangbusters, so there is still a short window of opportunity left to pick up the final vintages from the foreclosure crisis. some neighborhoods have already heated up, but to give you an example,i just passed on a deal in an A hood with a golf course that was going to cash flow.

This can happen in the owner inflated rents and gives concessions on multifamily property or an area has changed and rents are trending downward due to short sales or foreclosures etc.I also see this on retail commercial where a stated cash flow is 18 per sq ft average but the lease are vintage from 5 years ago and now market is 14 sq ft.

There are 2 full baths and one half bath in a split basement...the 2 full baths have good quality vintage tile that would be cool to keep and cast iron tubs that I love and definitely want to keep they do need to be reglazed(I'd just buy something similar if I was going to replace them anyway).
