Cost for full gut(or close to it) renovation in Detroit
Hello Forum,
I recently purchased a property in Detroit, house was built in 1927 electrical and plumbing essentially original to property. It's currently set up and zoned as a Duplex about 4400 sq ft(including attic and basement that I'm planning on finishing out). I know I'm going to have to open the walls the replace the wiring and plumbing...might as well add HVAC while the walls are open...be stupid not to do insulation at that time as well...and since I need windows reframed and replaced seems silly not to invest in double pane for the weather if I'm doing HVAC and insulation. There are 2 full baths and one half bath in a split basement...the 2 full baths have good quality vintage tile that would be cool to keep and cast iron tubs that I love and definitely want to keep they do need to be reglazed(I'd just buy something similar if I was going to replace them anyway). However I'd love to have showers that are separate from the tubs. Ideally I want a master bath that has a sauna and steam shower/room. I want to add a dumb waiter somewhere in the house. The attic is a great space, runs the length of the house and has windows and flooring, want to convert to a library. Basement is unfinished and split into two parts(one per apartment), but would like to connect it, set up part of it as a workshop room, laundry room, wine storage area, and possibly media room.
The house is currently set up with large living room w/fireplace, large dining room, 3 bedrooms, mid sized kitchen(with terrible built ins), breakfast nook, one full bathroom, 3 hallway closets, per apartment. I'm thinking about merging 2 of the upstairs bedrooms to create a master suite, expanding the bathroom into the 3rd bedroom to create a master bath and turning the upstairs kitchen into a coffee bar and adding a 1/2 bath next to the stairs for the attic while using the breakfast nook as an office.
Downstairs I'll probably leave the bedrooms as is size wise but expand the kitchen into the breakfast nook and partially open one of the walls into the dining room. I don't have children but I do like to have family over for gatherings and want a more open plan. There is hardwood through the whole house that is in good shape and I want to keep it, chimneys have been sealed off and I want to unseal them.
Additionally I'd like to install solar and automation through out the house. I am committed to the area, want to live in the community, in part because I'm acquiring the properties right next to me and will have space to expand. What am I looking at cost wise?
