I started as a real estate investor in Philly, but was disappointed with the GC's a subs I was finding. 

I started my career with the renovations team renovating the houses we buy, and with the property management company working with our residents and our maintenance teams.

All it needs now is a little TLC to bring it to life—think fresh paint, new fixtures, etc.The cabinets, floors, and walls are all in good shape, so you’ve got a solid starting point.

I would recommend starting in your backyard and hone your skills if its possible, I know some markets have an extreme HCOL which may make it unfavorable in your case.

Those are spray and pray techniques that don't fit with sellers right now because sellers/owners are sitting on a very low rate and don't want to move to go up 4-5 points on their rate.Listings aren't a start now thing as well.

I’m looking to start in DFW since I live in Arlington but eventually I’ll be open to other markets to diversify my portfolio.  

@James Tobin  house hacking is a GREAT way to start.

Maybe one the contributors on BP will see your message and start something like that.  

We started raising the rents on the 3 and 4 BR units until the rate of leasing slowed to a normal pace.Fast forward two years and we found ourselves with higher vacancy on those same units. 

You may want to start with the BP agent finder for those markets and then work with them to find good PMs and lenders.
