Most local housing authorities offer intro sessions to landlords to brief them on their polocies.

Take a video walkthrough and a 4D photography session with a Matterport. 

We have attempted networking, sent maybe 5 messages to locals on BP and they got labeled as spam, attended some REI groups, and even offered to pay for mentoring- question/answering sessions on BP. 

What I make sure to do every week is send 25 letters to targeted sellers, make 25 phone calls, have two meetings or study sessions pertaining to REI, and make 4 offers. 

It has its advantage as when you get your team together to collaborate and creatively solve a problem; there are many positive things that come about.It is seen that teammates are more open to sharing ideas to one & another and seeking advice on individual projects during a brainstorming session & it improves the team’s ability to think outside the box.5) The distribution patternSending mass emails are not enough these days, you have to market them as well.

Well, now it sounds more like a bragging session rather than a value add play.

They do free training sessions from time to time as well.

Of course they want us to pay cpl of hundred dollars for training sessions and what not but i did learn couple of new things that i would like to discuss. 1.

I've been to a few of the informational sessions they hold and in all honesty, you could easily get the information they offer, plus more, from a combination of BiggerPockets and real estate courses at a local community college.

Only 10 per session if you want to test the water and I think 150 per year for an unlimited membership
