Since we are out of state, we need someone to observe the minor renovation progress.What would be the average daily rate for hiring a renovation project manager to check on the progress and ensure that contractors are doing their job properly?

We lost the equity piece of BRRRR, but we gained appreciation - something I did not see much in the earlier years.We work with the same contractors, we have standardized materials, we use the same vendors and SKUs for the most part - but still: if I am not on the job 3 times a week and check in on progress, quality and issues, things go sideways.Most of our OOS clients end up doing paint & carpet and will later say they are so glad they did not take on more! 

Now the Bellwether District is a long ways away but they slowly are making progress and UPenn is constantly expanding and throwing money at new developments. 

Is it in the path of progress at all, what's the tenancy, what does future cap-ex look like? 

Land in the path of progress as a set it and forget it investment.2. land that you work on entitlements to further the value and then sell for a cap gain or 1031.3.

Progressive insurance who I have my policy with, is now saying they want to cancel my coverage unless I fix my roof ASAP, and it needs to be done by licensed roofer.
