Where to buy in GR

Hey all! My wife and I plan on moving to Grand Rapids in the next couple of years. She grew up there and her parents live in Eastown. I’m somewhat familiar with GR, mainly Eastown and the surrounding neighborhoods. I’d like to find a house that we will eventually live in, and rent it out until we’re ready to move. I’d prefer to buy in the path of progress, and was wondering what areas you guys think will appreciate the most over the next 10-20 years? Thanks!
